Importance Notice

The photographs shown herein are solely for general identification. The Assignee/Bank makes no representation or warranty as to their accuracy or the actual condition of the Property(ies). All prospective bidders should note that any properties listed as available for auction sale herein may at any time be withdrawn from the auction sale without any prior notice for any reason whatsoever and neither we, the Assignee/Bank nor our agents shall incur any liability whatsoever to prospective bidders by reason of such withdrawal.

On the day of Auction Sale, all intending bidders are advised to:

  1. Purchase a bank draft or cashier's order equivalent to 5% of the fixed reserve price made in favour of BANK ISLAM MALAYSIA BERHAD
  2. Requirements
    1. Individual Purchaser;
      • Identification card (NRIC) together with a photocopy of the NRIC card (both sides) for identification and registration purposes.
      • Correspondence  address
      • Telephone number
    2. Corporate Company/ Firm Purchaser
      • A certified true copy of the company's Memorandum and Articles of Association (M&A)
      • Form 44, 24 and 49
      • Board of Director's Resolution
    3. Agent/ Representative of the Purchaser
    4. Letter of Authority from the intending Purchaser
    5. A photocopy of the intending Purchaser's NRIC card (both side)
  3. Additional funds to pay the difference between the deposit paid upon registration and the 5% of the successful purchase price
  4. A person who has not reached the age of 18 (Minor) or a Bankrupt shall not be permitted to participate in the auction proceedings
    1. Settle the balance purchase price within 120 days from the day of the auction
    2. Appoint your own lawyer to act on your behalf to executive the transfer of the property ownership
    3. Secure o mortgage financing if required by approaching BANK ISLAM MALAYSIA BERHAD mortgage officer that will assist you on the procedures and financing documents required for financing application

On the financing documents required for financing applicant, all intending bidders are advised to provide the following:

  1. NRIC of Applicant(s) (both sides)
  2. Latest 1 year Income Tax Form J / EA
  3. Saving Account Passbook (front Page)
  4. Latest EPF Statement
  5. Contract of Sale
  6. Latest 3 months Pay Slip/ Letter of Confirmation of Employer
  7. If self-employed:
    1. Business registration / Form 24 & 49
    2. Latest 6 Months Current Account Statements

Reserve Price
The subject property will be sold on an 'as is where is' basis, separately, to the respective reserve price, Conditions of Sale and subject to consent being obtained by the Purchaser from the Developers and other relevant authorities, if any.

All intending bidders are required to deposit 5% of the fixed reserve price by bank draft in favour of BANK ISLAM MALAYSIA BERHAD and the balance of the purchase money is to settled within 120 days.

Prospective bidders are advised to inspect the subject property and check on the issuance of separate Individual Titles/ Strata Titles, obtain a copy of the Conditions of Sale and seek independent legal advice on the Condition of Sale, conduct on official Titles/ Parent Titles search at the relevant Land Office and make the necessary enquiries with the relevant authorities as to whether the sale is open to all races or to Malaysian Citizens who are Bumiputras only and also on the other terms of consent to the sale prior to the auction sale.
